NOTICE IS HEREBY GIVEN pursuant to order rescheduling foreclosure sale or Final Judgment, entered in Civil Case No. 2017-CA-000204 of the Circuit Court of the 2nd Judicial Circuit in and for Leon County, Florida, wherein Wells Fargo Bank, National Association, Plaintiff and Rochelle Kathleen Garza a/k/a Rochelle K. Garza a/k/a Rochelle Garza are defendant(s), I, Clerk of Court, Gwen Marshall, will sell to the highest and best bidder for cash BEGINNING 11:00 A.M. WWW.LEON.REALFORECLOSE.COM IN ACCORDANCE WITH CHAPTER 45 FLORIDA STATUTES on January 24, 2020, the following described property as set forth in said Final Judgment, to-wit:

THE WESTERLY PART OF LOT 58, PARK BROOK CROSSING, PHASE 7

COMMENCE AT THE SOUTHWEST CORNER OF SECTION 33, TOWNSHIP 1 NORTH, RANGE 1 EAST, LEON COUNTY, FLORIDA AND RUN THENCE ALONG THE SECTION LINE ALONG A BEARING OF NORTH 00° 02′ 22″ WEST 1330.46 FEET TO A CONCRETE MONUMENT, THENCE NORTH 00° 18′ 58″ EAST 1402.10 FEET TO A CONCRETE MONUMENT, THENCE NORTH 00° 29′ 02″ EAST 130.09 FEET TO A CONCRETE MONUMENT, THENCE NORTH 00° 27′ 40″ EAST 60.89 FEET TO A CONCRETE MONUMENT (FOUND) FOR THE POINT OF BEGINNING;

FROM SAID POINT OF BEGINNING CONTINUE NORTH 00° 27′ 40″ EAST 202.75 FEET TO THE CENTERLINE OF A 40 FOOT ACCESS AND UTILITY EASEMENT, THENCE NORTH 87° 54′ 31″ EAST 34.77 FEET, THENCE LEAVING SAID CENTERLINE RUN SOUTH 03° 28′ 09″ EAST ALONG A COMMON PARTY WALL AND A PROJECTION THEREOF 196.40 FEET, THENCE SOUTH 80° 37′ 48″ WEST 48.91 FEET TO THE POINT OF BEGINNING.

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM NO LATER THAN THE DATE THAT THE CLERK REPORTS THE FUNDS AS UNCLAIMED.
