NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure filed December 5, 2019 entered in Civil Case No. 2019 CA 000838 of the Circuit Court of the SECOND Judicial Circuit in and for Leon County, Tallahassee, Florida, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.leon.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 23RD day of January, 2020 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
COMMENCING AT THE NORTHWEST CORNER OF SECTION 12, TOWNSHIP 2 SOUTH, RANGE 1 WEST, LEON COUNTY, FLORIDA (MARKED BY A US FOREST SERVICE CONCRETE MONUMENT); THENCE RUN SOUTH 89 DEGREES 43 MINUTES 21 SECONDS EAST, ALONG THE NORTH BOUNDARY OF SAID SECTION 12, A DISTANCE OF 645.76 FEET TO A CONCRETE MONUMENT AND THE POINT OF BEGINNING OF THE TRACT DESCRIBED HEREIN; FROM THE POINT OF BEGINNING, CONTINUE SOUTH 89 DEGREES 43 MINUTES 21 SECONDS EAST, ALONG THE NORTH BOUNDARY OF SAID SECTION 12, A DISTANCE OF 248.0 FEET TO A CONCRETE MONUMENT; THENCE RUN SOUTH 0 DEGREES 16 MINUTES 30 SECONDS WEST, 498.0 FEET TO A CONCRETE MONUMENT ON THE NORTH RIGHT OF WAY OF A SIXTY FOOT ROADWAY; THENCE CONTINUE SOUTH 0 DEGREES 16 MINUTES 30 SECONDS WEST, 30.0 FEET TO A POINT ON THE CENTERLINE OF AFORESAID ROADWAY; THENCE RUN NORTH 89 DEGREES 43 MINUTES 21 SECONDS WEST, ALONG THE CENTERLINE OF AFORESAID ROADWAY, 248.0 FEET; THENCE RUN NORTH 0 DEGREES 16 MINUTES 30 SECONDS EAST, 30.0 FEET TO A CONCRETE MONUMENT ON THE NORTH RIGHT OF WAY OF AFORESAID ROADWAY; THENCE CONTINUE NORTH 0 DEGREES 16 MINUTES 30 SECONDS EAST, 498.0 FEET TO THE POINT OF BEGINNING. SAID LANDS ALSO DESCRIBED AS TRACT 24, SOUTHWIND PHASE TWO, AN UNRECORDED SUBDIVISION, SITUATE, LYING AND BEING IN SECTION 12 TOWNSHIP 2 SOUTH, RANGE 1 WEST, LEON COUNTY, FLORIDA. TOGETHER WITH AND SUBJECT TO AN EASEMENT FOR A SIXTY FOOT ROADWAY MORE FULLY DESCRIBED IN THAT ROADWAY DESCRIPTION ATTACHED TO AND MADE PART OF DEED FILED IN OFFICIAL RECORDS BOOK 1294, PAGE 1526-1528.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim before the clerk reports the surplus as unclaimed.
